When it comes to the inspection industry there are 2 types of inspectors.
Independent– this type of inspector does not align his business with real estate brokers or agents. They don’t directly market them and most certainly do not pay them for referrals.
Not so independent – This is the guy that solely relies on the referrals of real estate brokers and agents. When the market dies and realtors begin to drop like flies, this inspector drops with them.
So what’s the big deal?!
Well it’s simple, what does a real estate agent have at stake in a real estate transaction? You guessed it a commission. Money is a powerful factor, so when a “sale” is pending the last thing an agent might want is an unqualified inspector coming to the home and “killing” the deal. So naturally they know who will write a “soft” report and make the transaction happen without a hitch.
Even if your realtor gives you a list of home inspector make sure to interview each inspector and then even look for your own. Buying real estate is difficult and timely, don’t rely on someone else to make your investment decision – do your own leg work and know that your investment will not crumble under your feet when you cross the threshold for the first time.
The independent inspectors are working for you, the consumer. As a future homeowner you want to know everything about that house. Everything from the foundation it sits on, all the mechanical systems in between and then to top it off at the roof. An independent inspector isn’t there to write a “soft” report that will not identify all the defects. An independent will tell you the good with the bad. I mean come on, you’re buying a huge investment, in many cases this investment can be several million dollars. Who wouldn’t want to know their investment before taking the plunge?
At Colby Home Services we pride ourselves on our independence. We know from the second we schedule the inspection that our main goal is to educate our buyers on their purchase. Each and every inspection provided by Brian is a learning experience for the buyers. Brian will educate you and explain any defects found during the inspection. Brian will explain the severity of the defect and why it’s important to remedy the defect.
In the current market and the increasing number of foreclosures in the Atlanta area, it’s important now more than ever to get a qualified home inspection on your purchase. Don’t get caught in a “money pit”.
