Home inspections and property inspections are meant to educate a buyer, but we all know that there are inspectors that don’t take the time to communicate and educate their clients about their potential purchase. Let’s face it, purchasing a home is one of the most significant investments anyone can make. So why wouldn’t anyone want to learn more about their investment?
As a home inspector in Atlanta I work diligently with my clients to educate them about their purchase. There is no “pass” or “fail” in a home inspection, we’re not there to dictate the value of the home. When I am hired to inspect a home or a commercial property, I am there for one reason – to investigate the property and develop a report to educate my clients on their purchase. I do this by using years of construction knowledge, constant training and modern technology to evaluate the property.
Our infrared imaging in building diagnostics can save your property management company thousands of dollars. I can evaluate your property and pinpoint exactly where there are defects. Moisture issues can lead to serious health issues within a conditioned building. Just think of the thousands of people that pass in and out of a large office complex. If you have moisture or possible mold contamination, you are at serious risk not only in health, but liability.
Let’s talk tools. I have many clients ask me “what type of tools do you use on an inspection”. Here is a short list and why I use them:
Infrared Thermal Camera – infrared technology used in building construction can be a life saver. Infrared can detect hidden or mysterious leaks. Infrared can detect rodent or pest infestation that cannot normally be seen by the naked eye – deep in a wall cavity. Using infrared can also detect missing or poor insulation within covered wall cavities – all this without any destructive measures.
Moisture meters – Moisture meters are used to detect the volume of moisture in the subject I am testing. This can range from sheetrock to kitchen base cabinets, to roof sheathing. I also use my moisture meters as a follow up test method to infrared when detecting moisture issues.
IR thermometers – Thermometers are used to check water temperatures and even heating and cooling inputs/outputs. At times they are used to check the temperatures of electrical breakers within a service panel.
Digital Camera – This is a home inspectors extra set of eyes and memory. A well equipped inspector should make use of a digital camera. They are used to record inspection findings and overall photography of the property. There are many areas of the house that you will never see, like the attic or crawlspace. A good inspection report will include photos of those areas to give the future owner a visual of the areas condition and/or possible defects found within.
Training – “That’s not a tool”, you might be thinking. Just the opposite in fact. An inspector is only as smart as the training and experience that he or she may have. I’ve had the proper training for each of my tools and know how to properly interpret them. I keep up with local and national building codes to ensure that I’m aware of how a home should be built. Being a member of a national inspector organization I have requirements to fulfill each year for continuing education. Classes range from ethics courses to plumbing to “green” building.
My goal as an inspector is to educate consumers on home safety and the everyday operation and maintenance of a home.
